Most deals are done in under two weeks. Here's exactly what happens from the moment you submit to the day you get your money.
Fill out the form on the homepage — or just call me directly. I'll ask for the property address, basic details about the condition, and a little about your situation. Takes about two minutes.
You don't need to prepare anything, clean anything, or fix anything before reaching out. I just need enough to start putting together an accurate offer. Everything you share is confidential and there's no commitment at this stage — none.
Within 24 hours of hearing from you, I'll pull comparable sales in your neighborhood, look at the property history, and set up a brief walkthrough at a time that works for you. This isn't a formal inspection — I just need to see what I'm buying so the offer is accurate.
The number I give you is the number you get at closing. I don't inflate it to get you under contract and cut it later. I don't renegotiate after the inspection. What I tell you is what I mean.
Take it or leave it — no pressure either way. If the numbers don't work for you, I'd rather you know that upfront than string you along.
Once you accept, I'll open escrow with a reputable Tulsa title company and get the paperwork moving. You pick the closing date — as fast as 7 days if you need out quickly, or further out if you need time to move or wrap things up.
I cover all closing costs. On closing day you sign the paperwork and receive your funds, typically by same-day wire. I take possession of the property and handle everything from there — repairs, cleanout, whatever's left.
No showings. No open houses. No 90-day wait for a buyer who might back out over financing. Just a clean transaction.
Whatever shape the house is in, I take it. Foundation problems, roof issues, outdated systems — all of it becomes my problem after closing.
Leave anything you don't want. Furniture, appliances, junk — I clear the property at no cost to you.
I work with the title company to handle all the legal and closing paperwork. You show up on closing day and sign.
I pay all closing costs. The number I give you is the number you receive — no deductions at the table.
In most cases, outstanding liens and unpaid taxes get resolved from the sale proceeds at closing. Tell me about them upfront and I'll factor them in.
7 days or 90 days — I work around what you need. No pressure to rush, no penalty for needing more time.
